Ottawa and the National Capital Region

Landsmith Appraisals serves the City of Ottawa and the surrounding communities of the National Capital Region on the Ontario side, including urban, suburban, and rural residential property within that area.

Assignments in Quebec, including Gatineau, are not accepted, and enquiries relating to property there are referred to an appraiser licensed to practise in that province.

The region contains distinct residential submarkets. Sale evidence, servicing arrangements, lot sizes, and market conditions differ considerably between the urban core, the suburban communities, and the rural townships, and appraisal analysis accounts for those differences rather than treating the region as a single market.

Where a property falls outside the areas covered, or outside the appraiser’s competency for the property type, the assignment is declined or the limitation is disclosed and addressed before the assignment is accepted.
